43 million is a lot of tax payers money. I come from Glasgow in Scotland originally. The west end of Glasgow was horribly scarred and divided by a massive road building project in the 70s. It impacted businesses and that part of the city never really recovered. Especially since it is just going onto Pine St anyway. Why not just do a right turn onto Pine St at the end of the high way? I don't see any logic/advantage in this proposal, which is probably why it never got built.

People who voted Trump in Vermont are going to see the amount of services they receive from the state reduced, but will still be paying the same State and Federal income tax.

I'm glad its going to a vote. But the two issues should be separate. There should be two votes. One for the zoning change and one for whether this proposed development is acceptable, or not. Unfortunately the two issues are now confused because of this exception. This proposal needs to be cut down in size or substantially revised. Frankly, from the artistic renderings this is potentially one of the most ugly buildings ever. It could be a giant carbuncle overshadowing the pretty architecture and businesses of downtown Burlington. Once it is there it would be very difficult to get rid of it, so better to change course before the ship hits the rocks.

I'm glad to see this go to a vote, and I wil be glad to see the proposal rejected. This is not the right development for Burlington in my opinion. Frankly I am not sure it would be right anywhere.

Could this land be used to build some of the housing that is proposed for the 14 story mall? That way it is win-win. No 14 stories, and the old auditorium gets turned into new housing.
Frankly the auditorium is not a pretty building, so it would not be a great loss if the new building was well designed for the architectural context.

The size of the building in the graphic above looks totally inappropriate for the Burlington town center area.
Most notably, the shadow of this structure is going to cast right over Church st. Church St is a little gem of a place and something like this could seriously overwhelm it.

I come from Glasgow in Scotland where large segments of the city were ruined by many over zealous 'developments' in th 1970s that later turned out to be missteps. I would urge caution, and a step by step approach. Try a small part first and see how it works out/what it looks like, rather than launch a massive single phase development. The risks would be minimized if it is done step by step.
