A public hearing will be held on Thursday, February 5, 2026 at 6:10 p.m. at Underhill Town Hall, 12 Pleasant Valley Rd., Underhill VT to hear public comments regarding proposed changes to the town’s Land Use Regulations. Proposed changes address the following rules within the town’s zoning bylaw (Underhill Land Use Regulations):

• Reduce minimum off-street parking requirements for residential units (Sec. 3.13, Table 3.1)

• Revise definition of ‘interested persons’ who have standing to appeal a permit decision via petition (sec. 11.2)

• Reduce minimum lot size in the town’s village districts to ½ acre (Tables 2.2.D, 2.3.D)

• Reduce minimum lot frontage in the town’s village districts to 80 ft. (Tables 2.2.D, 2.3.D)

• Delete requirement for conditional use review to change a residential use to a group home, and delete 1000 ft. setback requirement for such uses (sec. 4.10)

• Delete required site plan review for permitting development on lots without road frontage on a town or private road (Sec. 3.7.E)

• Delete requirement to provide building elevations and exterior design specs for homes in a Planned Unit Development (subdivision) application (Sec. 9.3.A.4)

• Clarify & correct Diagram 3.1 defining ‘Top of Bank’ and ‘Top of Slope’ for minimum stream setback buffers (in Sec. 3.19)

• Update all references to “Accepted Agricultural Practices” with “Required Agricultural Practices” (throughout)

• Align noise levels in Sec. 3.14.B Performance Standards with noise levels as specified in the town’s adopted Nuisance Ordinance

…with related changes to Table 2.1 (zoning district standards) and Definitions (Chapter 11.2).
