Application 4C0422-10C from Sleepy Hollow Inn, Ski and Bike Center LLC, 427 Ski Lodge Drive, Huntington, VT was received on May 29, 2026, and deemed complete on July 14, 2026. The project is generally described as the new construction of a 27,800-sf building that will be used as a snow farm (for storing snow over the summer months to spread out on the existing ski trails in November/early winter), bike shop (for existing onsite bicycle repair business), office space, gym and training facility for public use, ski wax room, and three (3) apartments. The application also proposes the construction of the following infrastructure and site work: 18 car gravel parking lot, stormwater gravel wetland, covered bridge for ski trails/pedestrian, rerouting sections of two (2) existing ski trails, and three (3) new campsites for public use (Sunday – Thursday). The application also proposes the following operational changes: extending night skiing from three (3) nights to five (5) nights per week (Monday through Friday) and extending the allowed mountain biking season from May 23 through October 12 to May 1 through November 10. The project is located at 427 Ski Lodge Drive in Huntington, Vermont. No hearing will be held and a permit may be issued unless, on or before August 18, 2026, a party notifies the District 4 Commission in writing of an issue requiring a hearing, or the Commission sets the matter for a hearing on its own motion. Any person as defined in 10 V.S.A. § 6085(c)(1) may request a hearing. Any hearing request must be in writing, must state the criteria or sub-criteria at issue, why a hearing is required, and what additional evidence will be presented at the hearing. Any hearing request by an adjoining property owner or other person eligible for party status under 10 V.S.A. § 6085(c)(1)(E) must include a petition for party status under the Act 250 Rules.
