A 10,000-square-foot Stowe mansion on a property that includes a heated pool, indoor sports barn, sledding hill and an underground tunnel has hit the market — and the owners are willing to hand it over to the highest bidder. The eye-popping property at 1084 Wade Pasture Road will go up for sale in what is known as an absolute auction, meaning there’s no minimum price.
The 11.6-acre estate includes a swimming pond, an outdoor athletic court and sports field, a heated three-car garage, a 1,300-square-foot guest apartment, and a “wellness wing” complete with sauna and custom locker room. It also boasts “four secret rooms and a reinforced concrete vault,” the listing says. An antique red Stowe Mountain Resort gondola is perched atop the private driveway, and the home has dazzling views.
“Somebody’s gonna get a great deal,” said John Torrey, the president and CEO of Integrity Luxury Real Estate Auctions.

The property was completed in 2024 and is owned by Adam and Sarah Hergenrother. Both have real estate backgrounds, and Adam has started several businesses — he’s “bootstrapped his way to building a billion dollar organization,” his website says.
Neither Hergenrother was available to comment. But in June 2025, before going the auction route, they listed the home for $15.8 million. Their property tax bill last year was about $61,000.
“What you have here is a seller who’s taking a bold approach to maximize exposure,” Torrey told Seven Days. “This is a great way to let the market determine what the property is worth, because in the high luxury world, things aren’t moving as fast as they are with some of the other types of properties.”
The live auction is open only to registered bidders and will be held July 22 in person and on the property, Torrey said. The entire process is “typically very quick,” he added.
“Someone’s going to get an amazing opportunity to name their own price,” Torrey said. “What is that price? We don’t have any idea.”
